Last Mile Logistics Center I-55 Completed

McShane Construction Company recently completed Last Mile Logistics Center I-55, a state-of-the-art industrial facility on Chicago’s southwest side. The 316,550-square-foot front-load speculative industrial facility sits on a 19.6-acre site in the Gage Park neighborhood.

Situated near the CTA Orange Line and I-55, the development features a precast insulated concrete panel exterior with high performance glass at the office areas. Last Mile Logistics Center I-55 features 55 truck docks, four drive-in doors, a 36′ clear height, 71 trailer stalls and parking for 229 vehicles. It was carefully configured to support a combination of industrial-related uses including last mile and e-commerce warehouse and distribution, light-assembly, manufacturing, showroom/flex space and supportive retail sales and services.

Additional sitework included a 3.1-acre park at the south end of the property with walking paths, outdoor seating and detention pond.

Luxury Apartment Project Awarded Near Savannah

On behalf of Equity Resources, LLC and Parc at Pooler, LLC, McShane Construction Company has been awarded the construction assignment for a new 280-unit apartment community, Parc at Pooler. The project is underway on a 21-acre site located at 2200 Old Quacco Road in Pooler, Georgia.

Slated for completion in February 2020, the apartment complex will include seven three-story residential buildings all of which offer elevator access. The property will feature 105 one-bedroom units, 127 two- bedroom units, 26 three-bedroom units, and 22 studio units. Additionally, the community will offer nearly 6,800 square feet of interior amenity space that will include a Class A clubhouse featuring an athletic club with a cardio theatre, resistance and free weights, a gourmet coffee and hot tea bar, a resident retreat with media and gaming and a cyber-business café.

The 12,000-square-foot outdoor amenity area will include a resort-style swimming pool with an expansive Wi-Fi sundeck and soothing fountains, a California kitchen area, a car care center and a well-appointed dog park, complete with agility equipment and a dog wash.

Apartment homes will boast a number of high-end features such as granite counter tops, undermount sinks, custom routed wood cabinetry with brushed nickel hardware, stainless steel appliances and upscale wood finish flooring.  Each apartment homes will contain either a sunroom or balcony.

McShane is providing all sitework for the assignment including eight stand-alone garages, landscape, hardscape and parking lots.

Western Regional Office Promotions

Jeffrey A. Raday, PE, President of McShane Construction Company, is pleased to announce that Charlie Stone has been promoted to Vice President and Regional Manager of the firm’s west coast office in Irvine, California.

Charlie came to McShane Construction Company in 2015 as our Manager of Business Development and was soon elevated to Director of Business Development. Since joining McShane, Charlie has been responsible for significantly increasing the firm’s visibility in the marketplace and securing significant new project assignments.

Prior to his time with McShane, Charlie had over 30 years of experience in general business management, innovative team leadership, customer account management, labor relations and organizational capability and development.

In Charlie’s new role as Vice President and Regional Manager, he will oversee the day-to-day operations of the firm’s regional activities and maintain relationships with real estate developers, governmental officials, architects and other affiliated representatives of the real estate community.

In addition to Charlie’s move, we are also pleased to announce two additional promotions in the McShane Irvine office. Ryan Carroll has been promoted to Director of Project Development and Ed Rodriguez promoted to Director of Project Management.

Ryan Carroll joined McShane in 2015 as Project Manager and was promoted to Senior Project Manager in 2017. During that time, Ryan oversaw many successful construction assignments. Recently, Ryan has focused on guiding the sales and pre-construction efforts for the Irvine office. In his role as Director of Project Development, Ryan will be responsible for providing sales support including strategic planning, proposal preparation and management of cost estimating and pre-construction.

Ed Rodriguez joined McShane in 2014 as Project Manager and was promoted to Senior Project Manager later that year. Since joining McShane, Ed has led numerous successful construction assignments throughout the region. In his role as Director of Project Management, Ed will oversee multiple project management teams as our projects transition from pre-construction into construction. He will be responsible for proper implementation of our project management processes and procedures, including training of new and junior staff.

Heart’s Place Apartments Underway

McShane Construction Company has started working on Heart’s Place Apartments for the Housing Opportunity Development Corporation and UP Development. The 18,780-square-foot supportive housing complex located in Arlington Heights, Illinois will be two stories tall and will include 18 units.

This new construction assignment is located at 120-122 W. Boeger Drive and will incorporate a mix of brick and Hardie siding on the exterior. There will be a laundry room on-site and a community room in addition to support staff offices.

David Rintz, Vice President of McShane Construction Company, states, “We enjoy working on supportive housing projects in the Chicago area. Knowing that residents will be provided with excellent amenities is one of the reasons McShane is drawn to working on these types of projects. We look forward to seeing the project through and are looking at a July 2019 completion date.”

Executive Leadership Promotions

James A. McShane, PE, Chief Executive Officer of The McShane Companies, is pleased to announce two executive-level promotions within the company. Molly McShane has been named Chief Operating Officer and Dan McShane has been named Chief Strategy Officer. Both employees office at the firm’s Rosemont, Illinois national headquarters.

In Molly’s new role of Chief Operating Officer, she will provide day-to-day leadership and management of The McShane Companies, focusing her efforts on long-term strategic growth and operational excellence. As Chief Strategy Officer, Dan will coordinate strategic planning and risk management strategies within each of the companies. He will continue his role as General Counsel where he oversees the companies’ legal matters on a national basis.

Both Molly and Dan have been with The McShane Companies for many years. Most recently, Molly served as Chief Investment Officer of Conor Commercial Real Estate where she was responsible for assisting with the firm’s overall investment and development processes.

Molly is a member of Conor Commercial’s Investment Committee and the companies’ boards of directors.

Dan joined the firm as General Counsel in 2005 and provides an in-house source of expertise for land and building acquisitions, real estate development activities, tenant leasing negotiations, property dispositions and insurance. He previously served in the real estate department of Chicago-based law firm Winston & Strawn.

Dan serves on the Investment Committee of Conor Commercial Real Estate and is Vice-Chair of the companies’ boards of directors.

2018 Contractor of the Year

The annual NAIOP Chicago Awards for Excellence recognizes the industry’s best of the best in transaction and development categories. Attendees cast their votes live throughout the evening, and named McShane Construction Company as the Contractor of the Year for the second year in a row. This was NAIOP’s 31st annual award event, and the seventh time that McShane has been recipient of this honor (the firm has previously won in 2007, 2008, 2009, 2010, 2015  and 2017).

McShane Breaks Ground on The Lotus Project

McShane Construction’s Southwest Regional Office recently broke ground on The Lotus Project, a multi-phase industrial and office park located in Chandler, Arizona. Phase I of this project will consist of 475,000 square feet of Class A industrial space. Four advanced manufacturing and light industrial buildings are scheduled to be completed by summer 2019. Phase II will consist of either two office buildings totaling 200,000 square feet or three industrial buildings totaling 216,000 square feet.

“We’re excited to be underway with this high-profile business park assignment,” remarked Jim Kurtzman, Senior Vice President & Regional Manager of McShane’s Southwest Region. “Our extensive industrial and office experience within the Phoenix market, coupled with our excellent working relationship with project architect, DLR Group, will contribute to the overall success of The Lotus Project.”

The site is situated in the desirable City of Chandler in the Southeast Valley region of Metropolitan Phoenix, only 15 minutes from Sky Harbor International Airport and 20 minutes from Downtown Phoenix.

Clybourn 1200 Honored With MFE Award

Clybourn 1200 is a modern mixed-use, mixed-income residential development that includes indoor parking and ground floor commercial and retail uses. The multi-family residence was recently honored with the 2018 Mixed-Income Grand Winner award by Multifamily Executive magazine. As phase one of the comprehensive redevelopment of the former Cabrini Green public housing development on Chicago’s Near North Side, Clybourn 1200 offers multiple rental rates to support the various socioeconomic backgrounds of the surrounding neighborhood. In addition to affordable housing units, the residence offers economic integration though its partnership with the Near North Unity Program. The community group provides counseling options ranging from healthcare to educational opportunities through its social services coordinator.

2018 ULI Atlanta Excellence Award

The Urban Land Institute Atlanta Awards for Excellence program recognizes outstanding real estate development projects or initiatives that exemplify ULI’s mission of providing leadership in the responsible use of land and in creating and sustaining thriving communities. As the recipient of the 2018 Excellence in Civic/Institutional Development Award, Mercy Park combines a 79-unit affordable senior living community with a 50,000-square-foot health clinic. Mercy Park demonstrates the integration of health and housing and is a key component to creating a stable, vibrant and health community. McShane Construction Company completed the residential portion of the development, Senior Residences at Mercy Park.

McShane Beat the Heat with Summer Safety

Protecting our clients, employees, subcontractors and the public is our top priority. To do this, McShane employs a team of safety professionals whose primary responsibility is to monitor and actively participate in safety inspections and workshops at each project site. Our professionals prepare and implement safety plans with the project team and on-site field supervision that requires all subcontractors to be in line with our strict safety protocols.

During the summer months it is especially important to be conscious of what we’re doing to keep our workers safe. With average temperatures in many parts of the country exceeding 90 degrees in June, July and August, it’s easy to be at risk for sunburns, heat exhaustion or even heat stroke, so we must be extra diligent. This year, we had a very safe summer. In fact, McShane Construction ended the summer with zero incidents. We are very proud of this statistic and look forward to staying safe for the rest of the year and beyond.

Here are a few of the things that helped us have such a safe summer.

PROMOTING HYDRATION
Making sure that workers stay hydrated is one of the key factors when working in hot weather. We make sure that every single one of our job site trailers have water available at all times.

ENCOURAGING LABORERS TO TAKE BREAKS
Sometimes, even just taking a short break from the sun and heat can make a huge difference. At pre-construction meetings, we inform our foremen that their workers can take a break from the hot weather in the air conditioned trailer at any time.

ADAPTING CLOTHING
Although it is necessary to ensure that workers are wearing all of their proper safety gear at all time, even in the summer months modifications can be made to workers’ clothing to combat the heat. Lightweight and light colored safety apparel provides more breathability and helps to reflect the sun to keep workers cool.

ESTABLISHING A MODIFIED WORK SCHEDULE
At our job sites in the southern United States, it can get dangerously hot during the summer, putting laborers at a high risk for heat illness. To ensure the safety of our crews, we sometimes opt to modify work schedules so that workers are able to operate at night when it is cooler.

EDUCATING WORKERS ON HEAT ILLNESS
By preparing workers to recognize the signs of heat illness, they can watch for these symptoms in both themselves and others. If these signs do appear, the person in question is able to get out of the sun and get hydrated before their health is put at serious risk.

KEEPING OUR EMPLOYEES INFORMED
We keep a close eye on the weather and inform our employees in regards to what type of conditions they will be working in. Summer storms can develop rapidly and we make sure to keep track of lightning strikes near our job sites.

2018 ENR Midwest – Best Manufacturing Project

Trumpf Smart Factory was named the Best Project in the Manufacturing Category by Engineering News-Record Midwest. An independent jury of industry leaders in design and construction judged projects based on five criteria, including safety, innovation and teamwork.

Trumpf Smart Factory is at the forefront of, and serves as a blueprint for Industry 4.0 solutions within the laser-cutting, sheet metal processing and material handling trade. It also represents the first fully-networked Smart Factory serving this industry. The factory demonstrates the intelligent interaction of people, machines, automation and software.

As a unique hybrid facility, Trumpf Smart Factory serves two purposes; fully-automated sheet metal manufacturing and production; and sales center and showroom for Trumpf’s manufacturing equipment, networking and automation solutions. The project helps elevate sheet metal manufacturing industry standards through the utilization of digital connectivity, which drastically reduces indirect production processes. Employing modular manufacturing equipment, the high-end industrial facility allows for customized small-lot production processes in a small footprint of only 26,000 square feet.

McShane to Build Luxury Apartments Near Milwaukee

McShane Construction Company is proud to announce that Mandel Group Inc. has selected the firm to complete the new Six Points Apartments in West Allis, Wisconsin.

The site, located on 4.86 acres in the Milwaukee suburb, is just a ten-minute drive from the city’s downtown area. The first level of the four-story complex will consist of a precast parking structure. Above the parking structure there will be three levels of wood frame apartments housing 177 units.

Each unit will feature quartz countertops and stainless steel appliances that will give the kitchen a modern, high-end feel. Additionally, residents will have access to the club area and fitness center housed in the building. Outside, tenants will be able to enjoy a rooftop patio where they can relax and socialize.

This marks the first major assignment in Wisconsin for McShane since opening an office in Madison earlier this year.

“We are delighted to be building in suburban Milwaukee,” remarked McShane President Jeff Raday. “McShane Construction has been eager to expand our general contracting services in the southern Wisconsin market for some time now and we are excited to have another multi-family project in the state.”
