Senior Residences at Mercy Park Completed

McShane Construction Company has recently completed comprehensive construction services for Senior Residences at Mercy Park. It includes 79 units and is an affordable independent living residence for low income seniors (62+) located on a 1.6-acre site at 5124 Peachtree Road in Chamblee, Georgia, in close proximity to Mercy Care North medical clinic.

The four-story multi-family development features wood frame construction and includes approximately 4,000 square feet of amenity space encompassing property management, resident services, a fitness center, computer center, sitting rooms and several outdoor seating areas, including a rooftop terrace. The property features 57 one- and 22 two-bedroom units.

Senior Residences at Mercy Park was designed and constructed to meet LEED for Homes Certification and incorporates numerous environmentally-friendly features. The exterior employs a contemporary design utilizing masonry, fiber cement siding and modern window lines.

McShane provided all sitework for the assignment including pavement of the 56-car surface parking lot, landscape and hardscape.

Last Mile Logistics Center I-55 Breaks Ground

McShane Construction Company has officially broken ground on Last Mile Logistics Center I-55. The logistics center will be located at the intersection of 51st Street and St. Louis Avenue in Chicago, Illinois. A ceremony was recently held at the project site where Jim McShane spoke about the upcoming project.

Last Mile Logistics Center I-55 will be a 316,550-square-foot, state-of-the-art speculative facility situated on 19.6 acres of land and offers a Class 6b tax incentive. The building will feature a 36′ clear height, 55 truck doors, 71 trailer stalls and 50′ x 52′ bays. Divisible to 50,000-square-foot, the facility offers logistical advantages with its close proximity to I-55 and the CTA Orange Line within the South City submarket.

Construction is being completed on a fast-track schedule with a six month target date.

2018 ULI Chicago Vision Award

Recognizing the full development process, the ULI Vision Awards define the standard for real estate development in the Chicagoland area. As a proud recipient of the 2018 ULI Chicago Vision Award for Innovative & Replicable Re-Use, Cristo Rey St. Martin College Prep was previously using a deteriorated facility that no longer met the basic needs of its students. So they looked toward their neighbor, an abandoned big box store, to become their new home. Combating the challenges of their previous space as well as the difficult conditions of the neighborhood, they needed a building that would enhance the school’s culture of high academic expectations and be as progressive as their innovative corporate work study program.

This adaptive reuse project required extensive interior and exterior changes and innovative solutions to create an impactful transformation at a low construction cost. Analyzing the existing building, the design/build team identified aspects that could be enhanced or manipulated to provide an advantage to an educational institution.

Phoenix Multi-Family Market Running on All Cylinders

As the multi-family market sector approaches its peak, concerns of oversupply have risen across many major urban core areas throughout the United States. Construction deliveries are beginning to decelerate nationwide. Here in Phoenix, we are still in the growth phase.

Historically, Phoenix hasn’t always followed the same economic path as other large metros across the U.S. and in the current regional climate, job growth is strong. More companies are relocating to Phoenix due to its favorable business conditions, increasing the demand for skilled graduates from local universities – which are all growing at rapid rates. Coupled with the unprecedented rate immigration to Arizona, many opportunities within the multi-family sector are presenting themselves.

MARKET RATE APARTMENTS
Experts point to a strong market for multi-family development in the near term, a runway that could continue for the next three to five years. Demographics indicate that the Phoenix market needs 150,000 more rental units by 2032, a pace of 15,000 per year. Current pace is approximately 6,000 units per year, which points to a significant opportunity in this market sector. With a large millennial population that is focused on renting, developers are continuing to move forward on projects in key target areas across the metro.

SENIOR LIVING
Senior living communities are popping up all over the state right now. The Valley, Prescott, Flagstaff, Sedona, Tucson and Yuma all have developments underway or in planning with the majority of projects following the continuing care approach of independent, assisted living and memory care. With 10,000 baby boomers turning 65 each day, the market should be robust for years to come. Surprisingly, with the elevated demand for age-restricted independent living across the country, there has been limited development for 55+ apartment complexes in Arizona. There is a lot of sentiment that this market segment, a bridge between home ownership and senior living, will be the next focus area for development in the Valley.

STUDENT HOUSING
Currently, there are over 10 tower cranes in Tempe near the ASU campus. Total enrollment at ASU has increased from 76,000 in 2013 to 103,500 in 2017, a 35% gain in just four years. A similar boom is happening in Flagstaff near Northern Arizona University with multiple student housing projects under development. The pace of development and construction has not kept up with the enrollment increases, and a contributing factor to continued growth is the under-utilization of older apartment stock – the two-story ‘motel’ style apartment complexes are aging, and the attractive returns that can be made by redeveloping these parcels makes them prime candidates for acquisition.

While many signs are positive in terms of growth, we are also faced with challenges affecting the rate of multi-family development and construction throughout Arizona. High land prices, shortage of skilled labor in building trades, escalating material prices and conservative construction financing are impeding development from reaching its full potential.

2018 Merit Award Winner – Industrial

Trumpf Smart Factory was named the Merit Award winner in the Industrial category by the Chicago Building Congress. 2018 Merit Award Winner – Renovation

Cristo Rey St. Martin College Prep was honored with the Merit Award in the Renovation and Adaptive Reuse Under $10 Million category by the Chicago Building Congress. The project required the comprehensive transformation of an abandoned big box retail store into a contemporary educational facility serving over 400 students. The former building structure had no identity and no physical or emotional connection to the community. The project team’s challenge was to break down those barriers and develop an innovative design that would inspire the students, faculty, administration and community, while meeting the limited budget.

High-Rise Award in Clearwater, Florida

Scott J. Hoppa, Senior Vice President of McShane Construction Company’s Southeast Region, is pleased to announce the award of the new 134-unit Apex 1100 luxury multi-family residence for well-respected client, GSP Development. The project is underway on a 2.1-acre site at 1100 Cleveland Street in downtown Clearwater, Florida.

Originally constructed as an office tower in the 1970s and vacant since 2009, the 15-story cast-in-place concrete structure is being redeveloped into 134 high-end apartment residences featuring an array of best-in-class amenities and a two-story structured parking deck accommodating 202 vehicles.

Apex 1100 will feature a stucco exterior on the tower and surrounding two-story storefront structures, which will include 4,300 square feet of retail space available for lease. Apartment units will consist of two-story townhomes in addition to single-story residential floor plans.

The redevelopment will include several amenities including a resort-style pool and deck, outdoor kitchen area, private dining and club room, state-of-the-art fitness center, golf simulator, bike storage and dog washing station, among many others.

“We are thrilled to be selected to help bring this redevelopment to fruition,” remarked Hoppa. “McShane’s extensive experience in the multi-family sector, specifically with adaptive reuse and rehabilitation projects, coupled with our great working relationship with the development team, will facilitate the successful delivery of this sizable mixed-use development.”

MCC Southwest Growth

Jim Kurtzman, Senior Vice President of McShane Construction Company’s Southwest Region, is recently announced that the Phoenix office is growing with the addition of two experienced veterans to the team.

Elaine McLean is the newest Senior Project Manager to join McShane’s Phoenix office. She comes to the company with 16 years of professional experience within the development, design/build and general construction industry. Her responsibilities include managing McShane’s construction assignments within the multi-family market sector. In her role, she will administer and monitor various processes and documents pertaining to each assignment including scheduling, cost reporting and estimating. Elaine’s expertise will help expand on McShane’s existing housing portfolio including multi-family, senior living, student housing and hotels. She received her Masters of Environmental Planning from Arizona State University.

Brett Gonsowski joins McShane as a Superintendent. He provides experience in producing and contributing to project take-offs, estimating, budgeting, contracting, purchasing and invoicing. Brett’s professional and detailed approach to managing projects’ on-site operations maximizes manpower and efficiencies, all while enhancing quality and safety. He has an extensive background in building a wide variety of housing projects. Brett received his Bachelor of Science in Engineering Technology and Construction Management from Western Illinois University and received his Construction Management Certification from Northern Illinois University.

“We are excited to continue growing the Phoenix office with new talent. Each person brings a different set of skills and we know that McShane will continue to develop in the Southwest Region,” stated Kurtzman. Both new hires each have over 16 years of experience in the construction industry. Elaine and Brett are both members of the Associated General Contractors of America and the U.S. Green Building Council.

McShane Construction Company was recently named as one of the 2018 Best Places to Work in Illinois. The awards program began in 2006 and is promoted by The Daily Herald Business Ledger in partnership with the Human Resources Management Association of Chicago, the Illinois Chamber of Commerce, MRA – The Management Association, the Small Business Advocacy Council and Best Companies Group.

This statewide survey and awards program was designed to identify, recognize and honor the best places of employment in Illinois, benefiting the state’s economy, workforce and businesses. The 2018 Best Places to Work in Illinois list is made up of 30 companies in the small employer category (15-99 U.S. employees), 24 companies in the medium employer category (100-499 U.S. employees), and 21 companies in the large employer category (500 or more U.S. employees). McShane has been named one of the Best Places to Work in Illinois in the medium employer category.

To be considered for participation, companies had to fulfill the following eligibility requirements:

  • Have at least 15 employees working in Illinois;
  • Be a for-profit or not-for-profit business or government entity;
  • Be a publicly or privately held business;
  • Have a facility in the state of Illinois; and
  • Be in business a minimum of one year.

Companies from across the state entered the two-part process to determine the Best Places to Work in Illinois. The first part consisted of evaluating each nominated company’s workplace policies, practices and demographics. This part of the process was worth approximately 25% of the total evaluation. The second part consisted of an employee survey to measure the employee experience. This part of the process determined the top companies and the final ranking. Best Companies Group managed the overall registration and survey process in Illinois and also analyzed the data and used their expertise to determine the final rankings.

McShane will be recognized and honored at the Best Places to Work in Illinois awards ceremony coordinated by The Daily Herald Business Ledger on May 17 and will be profiled in a special publication on June 18. The final rankings will be announced at the event and announced on the Business Ledger website.

New Moms Groundbreaking

Jeffrey A. Raday, PE, President of McShane Construction Company, is pleased to announce that the firm was selected by New Moms for the construction of its new apartment complex.

The New Moms Oak Park Supportive Housing complex will be located at 206 Chicago Ave. in Oak Park, Illinois. The four-story, 18-unit building will be constructed on a 0.34-acre site. It will be comprised of one and two bedroom units to accommodate various sized families. Wood frame construction with a facade of masonry veneer will be used on the front of the building as well as glazed brick and fiber cement siding.

Additional interior features include office space for New Moms employees on the first floor and a playroom for children that incorporates different sized circular windows to create an open and playful feel. There will be a laundry area in the building as well as resident meeting space. Residents will have a private entrance separate from the office entrance.

A groundbreaking ceremony was held on Wednesday, April 11th where New Moms President & CEO Laura Zumdahl spoke about the organization and their history, as well as the bright future that is ahead of them. Laura stated, “In 2011 we had a groundbreaking ceremony for a brand-new New Moms facility. I never imagined we would be here today for another groundbreaking ceremony. I am so thankful to our board members and gracious donors who helped make today possible.”

LEED-Certified Distribution Center Completed in East Bay

Jeffrey A. Raday, PE, President of McShane Construction Company, is pleased to announce that the firm has completed the comprehensive design/build construction services for Hayward 92 Industrial Center. The 236,976-square-foot build-to-suit distribution facility was built for a Fortune 50 company in Hayward, California.

The infill industrial facility is located on 31.5 acres, and the building features a 32′ clear height, 61 dock doors, seven drive-in doors, 125′ truck court, generous 52′ x 50′ column spacing with a 60′ speed bay, 3,000 amp electrical service and an ESFR sprinkler system.

The development also includes a 1,500-square-foot security building at the entrance of the property and a 5,340-square-foot office component that encompasses several private offices, meeting rooms and safety training area. The building interior is fully-automated and features a sophisticated conveyor system to enhance productivity and facilitate efficient operations.

The building is a LEED-Certified fully-automated industrial facility, the development includes sustainable elements such as ample skylights which provide a cost saving and energy efficient operating solution.

Wisconsin Office Established

Jeffrey A. Raday, PE, President of McShane Construction Company, is pleased to announce that the firm has officially opened a new office in Madison, expanding construction operations into Wisconsin. McShane Construction is a leading industrial, commercial and multi-family builder headquartered in Rosemont, Illinois, with additional offices in Phoenix, Arizona, Auburn, Alabama and Irvine, California.

The office will be strategically led by Madison native Alison Gorham. She will help execute business development efforts in the Wisconsin market and lead the growth of the Madison office. Ms. Gorham joined McShane Construction in 2012 and holds a Bachelor of Science in Civil Engineering from Marquette University.

“Our expansion into Madison was prompted by our growing presence in the area and the consistent construction growth within the region,” explained Raday. “Originally from the area, we feel Alison is the perfect person to spearhead our office in the southeastern Wisconsin market.”

McShane Construction has completed multiple assignments in Wisconsin, most recently the Springs at Kenosha, a 280-unit apartment complex.
