Importance of the Design-Build Method for Industrial Projects

Our design-build approach has been key to our nearly 40 years of industrial project success. On design-build projects, we are engaged by the client prior to the start of design, and we assume the responsibility and risk for the services provided by our design professionals and consultants.

The top two benefits of this approach are cost and schedule guarantees for our clients early in the process. This has become especially important over the past two years as we have experienced long lead times, cost escalations, and shortages of key materials. With design-build, we have the ability to react to changing market conditions very quickly and tailor the design through value engineering and scope changes.

During the design phase, we can provide alternate options for the owner to evaluate before construction begins to keep the project on schedule and budget without compromising quality, and it is relatively easy to make these changes. With plan and spec projects, we don’t receive the drawings until they’re completed, which makes it much more difficult to make changes if materials become unavailable or costs rise midway through a project.

Additionally, design-build projects offer the benefit of the same project team from day one. This provides continuity for the client as there is no loss of information due to a handoff of the team, and they have a single point of contact for all design and construction matters.

With design-build, clients can have peace of mind knowing that their budget, schedule, and the quality of their project are prioritized throughout the entire construction process.

McShane Delivers 172 Affordable Apartments in Sun Prairie, Wisconsin

Construction is completed at The Wildwood at Main in Sun Prairie, Wisconsin. McShane Construction Company provided design-assist construction services for the 172-unit affordable housing residence on behalf of client Roers Companies.

“We are proud to deliver 172 affordable apartments for the Sun Prairie community,” commented Alison Gorham, Director of Wisconsin Market at McShane. “It was a privilege to work with Roers Companies to bring their vision for high-quality affordable housing to life.”

Located at 150 Schneider Road, the development features two podium-style buildings with three stories of wood framing atop an underground parking garage. The exteriors of the buildings integrate attractive white utility brick and Hardie panel façades with large windows that provide abundant natural light in the units. Units are offered in spacious one- to three-bedroom floorplans.

The property boasts best-in-class amenities including a club room, fitness center, yoga studio, and storage lockers. Outside, the site offers a patio with grill stations and a playground. Additionally, the heated underground parking garage provides 209 parking spaces for tenants.

McShane to Build 320 Apartments in Phoenix

McShane Construction Company was selected by repeat clients Milhaus and Banyan Residential to provide design-assist construction services for Alanna, a new apartment community in Phoenix, Arizona. Located at 48th and Washington Streets, the development will offer 320 units across four residential buildings.

“We’re excited to be underway on another project with Milhaus and Banyan,” commented Jim Kurtzman, Senior Vice President at McShane. “This development is in a central location with easy access to freeways and Sky Harbor Airport and will provide a rich living experience through high-end finishes and luxury amenities.”

Designed by Todd & Associates, the wood frame buildings will feature four stories each with a stucco, metal, and split face CMU block exterior.

The property will offer more than 10,000 square feet of amenity space including a fitness center, yoga studio, social lounge, golf simulator, and saltwater pool.

All units will boast quartz countertops, upgraded refrigerators, luxury vinyl tile flooring, and tile tub/shower surrounds.

Before construction began, McShane performed site work, which included using deep dynamic compaction and imported fill prior to mass grading, as well as installing a vapor/methane mitigation system for site remediation.

McShane is currently underway with construction on Nollie, a 219-unit multi-family development for Milhaus, and Northbend, a 310-unit multi-family development for Milhaus and Banyan Residential, in Tempe.

McShane Completes NOVEL Harpeth Heights in Nashville

Construction is completed at NOVEL Harpeth Heights in Nashville, Tennessee. McShane Construction Company built the 322-unit multi-family community on behalf of repeat client Crescent Communities and their partner, Pearl Street Partners.

“We’re pleased to add another successful multi-family project to our Nashville portfolio,” commented Scott Hoppa, Senior Vice President & Regional Manager at McShane. “NOVEL Harpeth Heights is a beautiful development that offers resort-style amenities in a peaceful setting just 15 minutes from Downtown.”

Located in Nashville’s vibrant Bellevue neighborhood, NOVEL Harpeth Heights sets a new standard for luxury. Designed by HEDK Architects, the community was inspired by the idea of Tennessee Heritage and the history and rural architecture found in and around the Middle Tennessee area.

The community offers studios and one- to three-bedroom floor plans ranging in size from 549 square feet to 1,529 square feet. The units boast high-end finishes and features including Samsung appliances, granite countertops, large kitchen islands, and tiled showers and tubs.

The development offers nearly 28,000 square feet of shared amenity space that lends to residents’ entertainment and leisure. The main clubhouse resembles a country farmhouse and offers a game room, library, business center with micro-offices, demonstration kitchen, dining lounge, and screened-in patio. Outdoor amenity spaces include plunge and lap pools, an outdoor kitchen with grills and a pizza oven, fire pits, community garden, and a dog park. A standalone fitness building offers top-of-the-line equipment along with a massage and cool down room.

The community was designed with sustainability in mind to achieve NGBS Silver certification.

2023 Chicago’s Biggest Women-Owned Businesses

For the second year in a row, The McShane Companies was named the second largest woman-owned business in Chicago by Crain’s Chicago Business. McShane is the only general contracting firm to appear in the top 20 companies on the list. Molly McShane serves as The McShane Companies’ majority owner, as well as Chief Executive Officer.

McShane Completes The Woodlands at Canterfield

McShane Construction is pleased to announce the completion of The Woodlands at Canterfield, a 131-unit senior living development in West Dundee, Illinois. Built for Westbrook at Canterfield, LLC, The Woodlands at Canterfield is comprised of 91 assisted living units and 40 memory care beds.

“We are excited to reach completion on The Woodlands at Canterfield,” said Susan Uhlarik, Director of Multi-Family at McShane. “This development seamlessly combines luxury senior living, state-of-the-art personalized care, and exceptional resources.”

Positioned on a nine-acre site, the one-, two-, and three-story building features a fiber cement panel and stone veneer exterior. Complete with bright and contemporary finishes, the property provides a welcoming environment for residents. The development aims to emulate the site’s past as an apple orchard by incorporating a woodland aesthetic.

Units are offered in studio, one-, and two-bedroom options and offer high-end finishes including vinyl plank flooring, maple cabinets, and granite countertops. The assisted living wing also provides a guest suite for visitors. Adaptations for resident care include wide pathways, secure entrances, and spacious bathrooms.

The 16,000 square feet of luxury amenities include a fitness center, two spas, a salon, theatre, pub, clubrooms with fireplaces, and on-site restaurants. Outdoor amenities include patios and a fire pit, bocce ball court, and a putting green.

AG Architecture is the architect and RDG Planning and Design is the interior designer. NAVIGATE Building Solutions served as the owner’s representative.

McShane to Build Ashley at Scholars Landing II in Atlanta

McShane Construction Company was selected by repeat client The Integral Group to build the second phase of Ashley at Scholars Landing in Atlanta. The mixed-income multi-family residence will offer 212 units.

“We are excited to get started on the second phase of Ashley at Scholars Landing,” shared Brian Wood, Vice President at McShane. “We completed the first phase of the development with 135 units in 2020, and we look forward to bringing another 212 affordable and market rate units to Atlanta.”

The apartments will offer high-end finishes including stainless steel appliances and granite countertops. Residents will be able to enjoy a clubroom, fitness center, micro-offices, and an activity space. Outside, the property integrates a pool area with cabanas and a walking park. Additionally, residents will have access to a precast parking garage.

Located at 680 Atlanta Student Movement Boulevard, the three- and four-story building features an exterior of Hardie siding and brick masonry. The building was designed to achieve EarthCraft Gold Certification.

Ashley at Scholars Landing II is expected to be completed in July 2025. JHP Architecture is the architect.

McShane Completes Home Chef’s Southeast Facility

The interior build-out of Home Chef’s new Southeastern Distribution Center in Douglasville, Georgia, has been completed. McShane Construction Company was selected by Home Chef to provide design-build services for the project. The 181,477-square-foot facility is used to process, store, and distribute Home Chef’s pre-portioned meal kits.

The first phase of the project involved building out 19,772 square feet of freezer space, 18,520 square feet of cooler space, office space, cold docks with 20 dock positions and two drive-in doors, cold production space, and a shipping area.

In the second phase of construction, McShane added a 10,000-square-foot ready-to-heat commercial kitchen within the cooler space.

McShane is also working on three concurrent ready-to-heat kitchens for Home Chef in Illinois, Maryland and California. Utilizing the same project team from the Douglasville facility, McShane is able to streamline the construction process to get Home Chef’s operations up and running faster.

McShane Delivers Hackney House Apartments

McShane Construction Company is pleased to announce the completion of Hackney House Apartments, a 302-unit multi-family development located in Oconomowoc, Wisconsin. The project, which features 20 garden-style and townhome buildings, was built for repeat client Mandel Group.

“We are happy to have completed our second project with our partner, Mandel Group,” shared Scott Hoppa, Senior Vice President at McShane. “Hackney House is a beautiful development that offers luxury living in the highly rated community of Oconomowoc, so it was an honor to work with Mandel to bring this project to life.”

The 34.45-acre site incorporates 18 two-story garden-style buildings and two three-story townhome buildings. Inspired by the “mews house” concept, the community exudes a modern farmhouse aesthetic, offering intimate courtyards to facilitate use of the large site and resident interaction.

Designed to meet National Green Building Standard (NGBS) certification, sustainable materials such as board and batten siding, stone masonry, and native plants were used in the buildings and landscaping.

The amenities include a 4,000-square-foot clubhouse with a fitness center and gourmet kitchen, an outdoor pool with a Baja lounge shelf, and an outdoor kitchen featuring a grill and patio dining. Additional amenities include off-leash dog parks, a pet spa, an event lawn, a natural playground, and a car wash. The development also incorporates 11 detached garages.

Units are offered in one- to three-bedroom floor plans with generous closet space, private entries, and in-unit washers and dryers. High-end finishes include quartz countertops, designer cabinetry, stainless steel appliances, and wood-looking vinyl plank flooring.

The development was funded in part through HUD 221(d)(4) financing. As a well-versed HUD contractor, McShane was able to use their experience to ensure the process moved smoothly.

70 Affordable Apartments Coming to Madison

McShane Construction Company was selected by Lincoln Avenue Capital to provide design-assist construction services for The Derby Apartments in Madison, Wisconsin. The affordable housing development will integrate 70 apartments and 1,100 square feet of ground-floor office space for a local community group.

“We’re thrilled to partner with Lincoln Avenue Capital to strengthen the Madison community through affordable housing,” commented Alison Gorham, Director of Wisconsin Market at McShane. “With extensive experience building affordable housing communities across the country, we look forward to bringing Lincoln Avenue Capital’s vision to life and delivering high-quality homes that are financially accessible.”

With partial funding for the project provided by the Wisconsin Housing and Economic Development Authority (WHEDA), 14 of the units will meet WHEDA accessibility requirements, four of which will have roll-in showers for wheelchair access.

The units will boast stainless steel kitchen appliances, shaker-style cabinets, cultured marble bathroom vanity tops, and in-unit washers and dryers. Each apartment will feature luxury vinyl plank flooring in the living areas and carpeted bedrooms. First-floor units will offer private patios and units on floors two through four will have private balconies. The building will integrate 2,600 square feet of amenity space including a common area with a full kitchen and a fitness room.

The first-floor office suite will incorporate three private offices, a conference room, a classroom, and a reception and work area.

Designed by Knothe & Bruce Architects, the building will feature four stories of wood frame construction atop an underground precast parking garage with 61 parking spaces. The exterior façade will combine composite lap and panel siding with brick veneer.

The project was designed to meet Enterprise Green Communities standards and will integrate Energy Star rated appliances and a full solar array system on the roof to power the common areas.

As a design-assist project, McShane collaborated with the client and architect throughout the design and pre-construction phases. Benefits of this delivery method include a reduction in schedule overruns, improved constructability, and added value to the project.

Partial funding for the project is being provided by the Wisconsin Housing and Economic Development Authority (WHEDA).

Completion of The Derby Apartments is scheduled for September 2024.

McShane Completes Authentix Cartersville Apartments

McShane Construction Company completed construction at Authentix Cartersville for repeat client Continental Properties. Located in Cartersville, Georgia, the new garden-style community offers 240 units. This is the 22nd project McShane has completed for Continental.

“Our extensive partnership with Continental Properties is something we greatly value,” commented Scott Hoppa, Senior Vice President & Regional Manager at McShane. “We’re excited to see Continental expand their brand with Authentix communities and are proud to bring Authentix Cartersville to fruition for them.”

Designed by Excel Engineering, Authentix Cartersville offers modern, stylish, and practical homes. Each unit features premium finishes, hardwood-style flooring, modern kitchen appliances, in-unit washers and dryers, ample living and bedroom space, and abundant natural light. Residents can choose from studio, one-, two-, and three-bedroom floorplans with private, ground-floor entrances.

Convenient on-site amenities include a clubhouse with a coffee bar, a 24-hour fitness center, a resort-style swimming pool, a barbeque area, and a sun deck. The pet-friendly community also offers a leash-free dog park and a pet spa.

The community is positioned on a 25-acre site and features 10 two-story wood-framed buildings with an attractive cement board exterior.

Located at 5000 Canton Highway, Authentix Cartersville offers easy access to shopping, entertainment, museums, and local colleges. Additionally, it is 45 miles from downtown Atlanta via I-75 and a short drive to Lake Allatoona, the Etowah River and the mountains, waterfalls, and forests of north Georgia.

2023 Project Manager of the Year

Jane Haag was named Project Manager of the Year at the 2023 Illinois Real Estate Journal Awards. As Senior Project Manager, Jane led project management efforts for two multi-family projects in 2022. In the Illinois Medical District of Chicago, she completed pre-construction and launched the construction of The Foglia Residences at The Chicago Lighthouse. The community will incorporate 76 units for residents who are blind, visually impaired, disabled, and veterans. The development is the first Low-Income Housing Tax Credit (LIHTC) building in the nation for the blind community.

Jane is also leading the construction of The Quin Apartments, a 373-unit multi-family development in Schaumburg, Illinois. At 708,000 square feet, the development is McShane’s largest multi-family community to date. Throughout construction, she has worked to maintain open communication with the owner, design team, and subcontractors, with the shared goal of completing the project within budget and on schedule.

Jane is passionate about increasing the representation of women in the construction industry. She founded McShane’s first women’s leadership group to provide women at all stages of their careers with access to learning opportunities, professional development, and resources, as well as a way for women to cultivate relationships within the company. She serves as a mentor for young women at the company as they navigate the challenges of working in a male-dominated industry and work to grow their careers.
