Office Building Delivered in O’Hare Submarket

Jeffrey A. Raday, PE, President of McShane Construction Company, is pleased to announce the completion of the O’Hare Office Building on behalf of developer, GlenStar Properties. The 150,000-square-foot building was constructed on a 3.5-acre greenfield site near O’Hare International Airport in Chicago, Illinois.

“New suburban office construction in Chicagoland has been slow in recent years,” Raday shared. “However, lately there has been a need for new office space in the expanding O’Hare submarket, so we’re pleased to provide our client with a brand new facility.”

The eight-story facility features 1,112 precast concrete panels with ribbon windows on top of a massive 4′ mat foundation. To lay the mat, McShane poured over 4,800 cubic yards of concrete on top of 1,450 tons of rebar with the help of over 560 cement trucks during a 19-hour period.

The first three floors and partial fourth floor of the building encompass structured parking, with floors five through eight featuring open office areas. The total parking count for the development is 628 spaces.

McShane also completed sitework, including surface parking, driveways, landscaping, a pond featuring a retaining wall, outdoor seating and an elegant fountain.

Throughout the entire construction process, McShane worked with neighboring properties to mobilize equipment and construction work, as well as with the Federal Aviation Administration to obtain permission to use the giant crane needed to hoist the precast panels into place.

Despite the site’s location posing some challenges during construction, it offers logistical advantages to tenants as it is just minutes from O’Hare International Airport, approximately 15 miles from Downtown Chicago and offers easy access to I-294 and I-90.

McShane Completes Elan Yorktown in Lombard

McShane Construction Company, along with repeat client Greystar is excited to announce that the firm has completed Elan Yorktown, a new luxury apartment community located at 50 Yorktown Center in Lombard, Illinois.

The four-story development incorporates high-quality wood frame construction finished in a combination of brick veneer, cast stone, fiber cement, metal panel and longboard siding façade. An attached four-story, 461-car parking garage was strategically located within the residential component to eliminate visibility and further enhance the contemporary architecture.

The multi-family community features numerous amenities situated on the first floor and throughout various outdoor areas. Inside features include a fitness center with a separate group fitness wing, golf simulator room, theater room, library, several conference rooms and event spaces, a large club room with a pool table, central fireplace and full kitchen.

Outdoor features include access to four exterior courtyards that include an outdoor swimming pool, bar, grilling stations and furnished cabanas. Additionally, there is a dog park, landscaped pond and walking path that spans the exterior.

Modern Industrial Real Estate Trends

As the needs of industrial users continue to evolve, and environmentally clean land sites become harder to find, we are witnessing several changes to the industrial real estate landscape. We’re going to focus on recent trends in site selection and the construction challenges they can impose, and the characteristics of modern industrial facilities that we are increasingly implementing in the buildings we construct.

E-commerce sales continue to steadily grow and represent a larger share of overall retail sales in the United States. Many of these online retailers are offering next-day, same-day and even two-hour delivery options, and as a result, they are focusing on infill locations to position themselves as close to the consumer as possible. These sites are often situated within high-density urban locations and are a critical link in the supply chain network known as the last-mile.

Urban infill sites can pose their own set of challenges for contractors, as they have often served a variety of uses that can result in several unforeseen conditions. On one recent McShane project, we excavated a partially full 25,000-gallon railroad oil tanker car encased in concrete, left over from the site’s previous use as a rail yard. When dealing with contaminated soils or underground obstructions – like an oil tanker – it is important that these materials are removed from the site and properly disposed. McShane Construction possesses extensive experience working on urban infill sites and embraces these challenges.

As the characteristics of modern industrial facilities have evolved in response to improving utilization needs from logistics users, the demand for more contemporary facilities has increased. The majority of McShane’s recent industrial projects have included taller clear heights, wider column spacing, increased trailer parking and room for greater
truck maneuverability.

We are seeing more of our assignments include 36′ clear heights at a minimum for buildings greater than 200,000 square feet. Column spacing is getting wider, typically more than 54′, and we’re also seeing concrete floor demands increasing due to expanding racking requirements. Here in SoCal, we are often implementing 0.5% sloped floors as a standard. Many end-users now require increased truck maneuvering, with minimum truck courts of 130′. On one of our assignments in Fremont, California, we’re constructing 185′ truck courts. We are also witnessing a shift toward employee comfort within industrial buildings on our build-to-suit and tenant improvement assignments. In an effort to attract and retain employees, many of our clients are focusing on increasing amenities and designing branded spaces within their facilities.

McShane Enters Nashville Market

Scott J. Hoppa, Senior Vice President of McShane Construction Company’s Southeast Region, is pleased to announce the recent construction award of Parc at Murfreesboro, a 359-unit rental complex near Nashville on behalf of repeat client, Equity Resources, LLC.

Parc at Murfreesboro is just 30 miles from downtown Nashville. The property provides close proximity to I-24, which allows direct access to the city center. Murfreesboro is Tennessee’s fastest growing major city and one of the fastest growing cities in the country.

Slated for completion in late 2020, the apartment complex will be comprised of ten residential buildings, all of which offer elevator access, situated throughout a 22.5-acre site. The property will feature 165 one-bedroom units, 164 two-bedroom units, and 30 three-bedroom units. Additionally, the community will offer nearly 9,900 square feet of interior amenity space that will include a Class A clubhouse featuring an athletic club with a cardio theatre, resistance and free weights, a gourmet coffee and hot tea bar, a resident retreat with media and gaming and a cyber-business café.

Apartment homes will include a number of high-end features such as granite counter tops, under-mount sinks, custom routed wood cabinetry with brushed nickel hardware, stainless steel appliances and upscale wood finish flooring. Each apartment home will contain either a sunroom or balcony.

The outdoor amenity area will include a resort-style swimming pool with an expansive Wi-Fi sundeck and soothing fountains, an outdoor grill pavilion, a car care center and a well-appointed dog park, complete with agility equipment and a dog wash. The complex will include surface parking along with seven freestanding garages and electric vehicle charging stations throughout the property. Architectural plans call for wood frame construction with fiber cement siding and stone.

Cherokee Street Apartments Underway in Georgia

Scott Hoppa, Senior Vice President and Regional Manager of McShane Construction Company’s Southeast Region, is pleased to announce that the firm has started construction on Cherokee Street Apartments in Acworth, Georgia, for repeat client Pollack Shores. Located approximately 32 miles northeast of Atlanta, the new apartment complex will offer convenient access to I-75 in one of metro Atlanta’s fastest growing suburban areas.

The 315-unit, multi-family community will feature 12 buildings along with a 2.5-acre park. Each apartment will contain granite countertops, stainless steel appliances and a mixture of vinyl plank and carpet flooring.

McShane Secures Apartment Project in Florida

Scott J. Hoppa, Senior Vice President of McShane Construction Company’s Southeast Region, is pleased to announce that the firm has been awarded the contract for Springs at Hibiscus Crossing in Melbourne, Florida. It is the next multi-family market rate apartment complex for repeat client Continental Properties.

The new 340,000-square-foot complex will be situated on 19.5 acres of land. Plans for the community include 288 units ranging from studio to three-bedroom configurations spread over 12 two-story buildings. The community offers townhome-style apartment living with ground-level private entries for both courtyard and overlook apartment options. Interior plans include granite countertops and stainless steel appliances for upgraded units. All units will include washers and dryers.

Outdoor amenities will include a clubhouse, swimming pool, fitness center, car washing station, dog park and dog washing station. Attached and detached garage options and private enclosed yards will be available for select apartment homes.

“This will be Continental’s 15th apartment complex in Florida and we are thrilled to be the general contractor chosen to continue the legacy,” remarked Hoppa. “Working with Continental Properties is always great experience and we’re really looking forward to the Springs at Hibiscus Crossing project.”

Lakeside Village Apartments Completed in Oakbrook Terrace

McShane Construction Company has completed Lakeside Village of Oak Brook, a new luxury rental community for Interforum Holdings. The 314-unit complex sits on a six-acre parcel in Oakbrook Terrace, Illinois.

A ribbon cutting ceremony took place on Friday, March 8, 2019. The DuPage County chairman, Oakbrook Terrace mayor and village trustees, along with Interforum Holdings, members of the finance team and McShane Construction, attended. The group was able to tour the property and see the luxury living spaces and numerous amenities first hand.

The four-story property offers one-, two- and three-bedroom floorplans ranging from 884 to 1,520 square feet. Features include balconies/patios, stainless steel appliances, in-unit washers/dryers, granite countertops, high ceilings and sizable closets. Residents have access to amenities including an indoor parking garage that allows them to park on the level in which they live. Additional amenities include a swimming pool, clubhouse, fitness center, dog washing station and party room to name a few.

McShane Awarded DC for Home Chef in SoCal

Charlie Stone, Vice President and Regional Manager of McShane Construction Company’s Western Region, is excited to announce a new tenant improvement assignment. Construction has started on the Home Chef Western Distribution Center in San Bernardino, California.

The property features a 32′ clear height, 30 truck docks and one drive-in door. Additional features include a vestibule, conference rooms, locker room, bathrooms, frock room and break room. McShane is also completing sitework including sizable on-site parking for 208 vehicles.

The Home Chef Western Distribution Center will support Home Chef’s growth plan and will be fully functional by early Q3-2019.

“We are excited to deliver a cold storage and food processing facility for one of the fastest growing meal kit companies in the country,” remarked Stone. “The new distribution center will provide Home Chef the space it needs to continue its expansion and our expertise in the food and beverage industry will make the construction process go smoothly.”

McShane Underway on 16th Springs Assignment

Scott J. Hoppa, Senior Vice President of McShane Construction Company’s Southeast Region, is pleased to announce that McShane was chosen as the general contractor for Springs at Newnan apartment complex in Newnan, Georgia.

Springs at Newnan is a 320-unit garden-style residential community under construction for repeat client, Continental Properties. The residences will feature multiple two-story buildings situated on 31 acres and will be located between Lower Fayetteville and Poplar Road on Newnan Crossing Bypass, backing up to Interstate 85.

A central clubhouse will feature an array of tenant amenities including an outdoor pool with a grilling area. A maintenance building will have a car wash area, a pet washing station and a pet play yard. There will also be additional areas on the property for fire pits and a pergola where residents can host social gatherings.

“We are looking forward to bringing brand new apartments to the growing city of Newnan located near Atlanta,” remarked Hoppa. “Working with Continental Properties has been a great experience in the past and we look forward to providing them with best in class amenities for their newest project.”

McShane to Build Hillside Apartments in Georgia

Scott Hoppa, Senior Vice President of McShane Construction Company’s Southeast Regional Office, is pleased to announce that McShane Construction Company has begun work on Hillside Apartments in Grayson, Georgia.

Hillside Apartments is a 234-unit garden-style residential complex for repeat client, South City Partners. The project will feature ten buildings ranging from one to four stories and sit on 12.9 acres.

The units will feature granite countertops, vinyl plank flooring, in-unit washer and dryer, walk-in closets, balconies and stainless steel appliances. Some buildings will be constructed over single-car garages and plans call for 397 surface parking spaces. All buildings will be wood framed with brick and Hardie siding.

A central clubhouse will feature an array of tenant amenities including a fitness center and yoga room, game room, leasing center, cyber lounge, micro offices and a conference room. Residents will also be able to enjoy several outdoor amenities including a resort-style swimming pool, dog park, bocce and volleyball courts, pergola, fire pit and grilling stations, all in a gated community.

Harris Road Apartments Underway in Fairburn

Scott J. Hoppa, Senior Vice President of McShane Construction Company’s Southeast Region, is pleased to announce that the firm has started construction on Harris Road Apartments in Fairburn, Georgia, for repeat client South City Partners.

The garden-style apartment complex is situated on 17.5 acres and will feature 276 units throughout three- and four-story residential buildings and two-story carriage homes. The residential community, designed by Dynamik Design in Atlanta, is configured to invite resident interaction and convey a sense of community.

One-, two- and three-bedroom units range in size from 642 to 1,454 square feet and will feature granite countertops, stainless steel appliances and a washer and dryer in each unit. A central clubhouse will feature an array of tenant amenities including a fitness center and yoga room, game room, cyber lounge, micro offices and a conference room across 6,220 square feet. Residents will also be able to enjoy several outdoor amenities including a resort-style swimming pool, dog park, bocce and volleyball courts, pergola, fire pit and grilling stations all in a gated community.

The contemporary farmhouse-inspired exterior is composed of painted white brick with juxtaposed horizontal and vertical siding.
