The first level of the four-story complex consists of a precast parking structure. Above the parking structure are three levels of wood-frame apartments housing 177 units. Studios, 1-Bedroom, 2-Bedroom and 3-Bedroom floor plans are available.

McShane-UJAMAA JV Completes 4400 Grove

The joint venture team of McShane Construction Company and UJAMAA Construction is pleased to announce the completion of 4400 Grove, a highly anticipated mixed-use development from Brinshore Development and The Michaels Organization.

“There is a shortage of affordable housing across the country, and Chicago is no exception,” stated Jeffrey Raday, President of McShane Construction Company. “4400 Grove combines affordable housing with market-rate units and retail space, making it a great addition to Bronzeville and the city of Chicago.”

The four-story development combines retail and residential in the heart of Chicago’s Bronzeville neighborhood. Commercial space is located on the ground floor, while floors two through four incorporate a total of 84 rental units. Twenty-one of the units are reserved for Chicago Housing Authority residents, 38 are affordable at 60 percent of Area Median Income (AMI) and the remaining 25 units are offered at market rate.

Resident amenities include a lounge, bike room, fitness/yoga room, conference rooms and a mailroom. There is also on-site parking, including dedicated retail spaces.

2020 ENR Midwest Best Project Award

Bystronic’s Experience Center in Hoffman Estates, Illinois has been named an ENR Midwest Best Project in the Manufacturing category.

The new building offers 165,000 square feet of space to support Bystronic’s North American headquarters office, showroom, manufacturing space and warehouse operations. The two-story office features 30,000 square feet of open and private offices and a café, while the 32′ clear height showroom encompasses 28,500 square feet with a 1,500-square-foot mezzanine. The 102,800-square-foot warehouse and manufacturing area also features a 32′ clear height and incorporates two 30-ton equipment cranes and four 20-ton equipment cranes. The facility features five truck docks and four drive-in doors. Site work included driveways and sidewalks in addition to parking for 150 vehicles with the capacity to accommodate an additional 50 parking spaces in the future.

McShane Begins Construction on 20th Springs Assignment

McShane Construction Company has begun construction on Springs at Cooley Station in Gilbert, Arizona, their 20th Springs assignment for the owner, Continental Properties. Currently underway with two additional projects for Continental in the Phoenix area, McShane is assisting Continental in responding to the surge in population growth that the Greater Phoenix Area has experienced.

Located on 14 acres of land, the garden-style apartment community will incorporate 276 units across 10 two- and three-story buildings. The wood-frame buildings will feature a stucco and brick exterior. Inside, tenants will enjoy high-end finishes in each unit, including granite countertops and stainless steel appliances in the kitchen. Tenants will also have access to a clubhouse with a state-of-the-art fitness center and outdoor swimming pool, as well as 490 parking spaces.

McShane Completes Construction of The Elaine Apartments

McShane Construction Company has completed The Elaine, a new 304-unit luxury apartment residence in Northbrook, Illinois. McShane was selected by the Finger Companies to provide general construction services for the development.

Located at 1000 Skokie Boulevard in Northbrook, the five-story residence features wood frame construction wrapped around a six-story, precast parking deck that accommodates 642 vehicles.

McShane Completes Noble Vines at Braselton

McShane Construction Company has successfully completed the construction of Noble Vines at Braselton, a new multi-family residence near Atlanta, Georgia. The development was constructed on behalf of Claret Communities utilizing HUD 221(d)(4) financing. Built with sustainability in mind, it meets the National Green Building Standard Bronze Level.

“Moderate-income families can find themselves in a tough spot when it comes to finding housing. Market-rate apartments may be out of their budget while their income is too high to qualify for affordable housing,” commented Scott Hoppa, Senior Vice President of McShane’s Southeast Region. “Through HUD 221(d)(4) financing, Noble Vines will provide moderate-income families with a beautiful home and fantastic amenities at a price they can afford.”

Positioned on nearly 18 acres of land at 1500 Noble Vines Drive, Noble Vines at Braselton features 10 three-story, wood-frame garden-style apartment buildings incorporating a total of 248 units. Each unit boasts of an open floor plan and integrates attractive tile backsplashes, granite countertops and stainless steel appliances in the kitchen.

The development also incorporates many resident amenities, including a clubhouse with a resident lounge, fully equipped fitness center, expansive sundeck with grilling stations and a resort-style swimming pool. McShane Transforms Abandoned High-Rise in Clearwater

McShane Construction Company recently completed the construction of 1100 Apex, an adaptive reuse, mixed-use apartment residence in downtown Clearwater, Florida for GSP Development.

Positioned on a 2.1-acre site at 1100 Cleveland Street, the development was originally constructed as an office building in 1972. After several failed redevelopment attempts in the early 2000’s, the structure was abandoned in 2009, after which it fell into disarray. In 2017, GSP Development purchased the building and tasked McShane with redeveloping the high-visibility, 15-story structure into a Class A multi-family residence.

“1100 Apex has a very unique history,” stated Scott Hoppa, Senior Vice President of McShane’s Southeast Region. “It was an honor to partner with GSP and Kimmich Smith to transform this building from an eyesore into something that residents of Clearwater can be proud of.”

Designed by Kimmich Smith Architecture, 1100 Apex now incorporates 134 high-end apartment and townhome units. The units feature stainless steel appliances, quartz and granite countertops, wood plank flooring and private balconies.

Tenants also have access to an array of best-in-class amenities, including a clubhouse, fitness center, putting green, resort-style pool and outdoor lounge area with grills, a fire pit and private cabanas.

Additionally, McShane constructed a parking deck with 202 parking spaces and 4,300 square feet of ground-floor retail space.

McShane worked closely with Kimmich Smith in a design-assist capacity while coordinating with structural and civil design. The firm also utilized its design-build MEP/FP approach, working directly with subcontractors and in-house engineering teams. As a result, McShane was able to save the developer over $2.6 million in construction materials.

The successful completion of 1100 Apex marks the beginning of a transformation for the neighborhood and the development is expected to spur further economic development. Leasing activity at 1100 Apex has been healthy since units became available, and businesses secured both retail spaces before construction was complete.

McShane Underway with The Oaks at Algonquin

McShane Construction Company is underway on the construction of a new senior living development, known as The Oaks at Algonquin. The firm was selected by Spectrum Retirement Communities to provide comprehensive construction services for the 166-unit residence. Over the past 30 years, McShane has constructed more than 4,500 residential units, and the Oaks at Algonquin is one of four senior living projects that the firm currently has underway.

“The Oaks at Algonquin will feature a floorplan designed to support the community’s provision of different levels of care for residents,” commented Jeffrey Raday, President of McShane. “This forethought, combined with the excellent selection of amenities, will make The Oaks at Algonquin a great choice for those seeking senior housing options.”

Designed by Vessel Architecture, the H-shaped building will accommodate independent living, assisted living and memory care units. Each independent living unit will feature a full kitchen, and assisted living units will incorporate a kitchenette with a refrigerator and microwave.

The three-story building will feature wood frame construction with an exterior of masonry, stone veneer, shake and panel siding and architectural shingles.

The property offers a vast array of amenities for tenants, including three restaurants, a pub, salon, media lounge, theater, health club, doctor and therapist offices and a community center with a demo kitchen. The Oaks at Algonquin will feature outdoor living space that includes a rooftop deck and fire pit, grill area, dining patio, memory care garden and well-landscaped courtyards.

Completion of The Oaks at Algonquin is slated for January 2022.

McShane Completes Parc at Pooler

McShane Construction Company completed the construction of a new luxury apartment community, known as Parc at Pooler, on behalf of Equity Resources, LLC. Located on 21 acres at 2200 Old Quacco Road in Pooler, Georgia, the development features 280 units.

“With almost 19,000 square feet of amenity space, Parc at Pooler provides residents with a true resort-style living experience,” commented Scott Hoppa, Senior Vice President at McShane. “This, combined with its prime location near Savannah and luxury finishes, should make the community a great success for our client.”

Designed by Atlanta, Georgia-based Dynamik Design, the apartment community incorporates seven three-story residential buildings, all of which offer elevator access. Residents are able to choose from 105 one-bedroom units, 127 two- bedroom units, 26 three-bedroom units and 22 studio units.

Units boast a number of high-end features such as granite counter tops, undermount sinks, custom routed wood cabinetry with brushed nickel hardware, stainless steel appliances and upscale wood finish flooring. Each apartment home also contains a sunroom or balcony.

Additionally, the development offers nearly 6,800 square feet of interior amenity space, including a Class A clubhouse that features an athletic club with a cardio theatre, resistance and free weights, a gourmet coffee and hot tea bar, a resident retreat with media and gaming and a cyber-business café.

The 12,000-square-foot outdoor amenity area includes a resort-style swimming pool with an expansive Wi-Fi sundeck and soothing fountains, a California kitchen area, a car care center and a well-appointed dog park, complete with agility equipment and a dog wash.

McShane also provided all site work for the assignment, including eight stand-alone garages, landscape, hardscape and parking lots.

Kierland Apartments Coming to Scottsdale

Leon Capital Group has selected McShane Construction Company to provide comprehensive construction services for Kierland Apartments, a 202-unit luxury multi-family community in north Phoenix. McShane is also underway with Soltra at SanTan Village, a 380-unit multi-family development in Gilbert, Arizona for Leon Capital Group.

“We have a great working relationship with Leon Capital Group and are very excited to be partnering with them on another multi-family assignment,” shared Jim Kurtzman, Senior Vice President of McShane’s Southwest Regional Office. “Kierland is going to be a great addition to Scottsdale, and, with 9,500 square feet of amenity space and high-end finishes, it will provide residents with a resort-style living experience.”

Positioned on 1.74 acres at 7111 East Tierra Buena Lane, the development will feature five stories of wood frame construction over a two-story concrete podium with one subgrade level. The exterior façade will consist of an attractive mix of stucco, stone and metal panels with wire and glass railings on the balconies.

At the basement level, the building will provide underground parking for residents as well as a bike storage/repair room. The ground level will feature additional tenant parking, the main lobby, leasing and management offices, mail center and a dog park. The second floor will incorporate a clubhouse with a poker room and community kitchen. Also at this level, tenants will have access to a deck with a saltwater pool, spa and barbecue areas. Floors three through six will consist of a mix of studio, one-, two- and three-bedroom apartment units.

All units will contain high-end finishes, beverage centers and premium appliances. Many units will feature NanaWall systems with private balconies. The top floor will hold penthouse suites with upgraded finishes.

McShane has been involved in the project since its earliest stages, allowing them to implement pre-construction services that mitigate changes in scope and budget increases during construction. The team successfully provided budget updates at every planning milestone and design-assist services for the building’s major systems.

McShane Completes Avenida Naperville

McShane Construction Company recently completed the construction of Avenida Naperville, an active senior living community in Naperville, Illinois, for adults 62 and older. McShane is a premier builder of senior/active living communities in the United States with over 30 years of experience and more than 4,500 units constructed. Avenida Naperville marks the firm’s 14th senior/active living assignment in the past five years.
