McShane Construction Company recently completed the construction of 1100 Apex, an adaptive reuse, mixed-use apartment residence in downtown Clearwater, Florida for GSP Development.
Positioned on a 2.1-acre site at 1100 Cleveland Street, the development was originally constructed as an office building in 1972. After several failed redevelopment attempts in the early 2000’s, the structure was abandoned in 2009, after which it fell into disarray. In 2017, GSP Development purchased the building and tasked McShane with redeveloping the high-visibility, 15-story structure into a Class A multi-family residence.
“1100 Apex has a very unique history,” stated Scott Hoppa, Senior Vice President of McShane’s Southeast Region. “It was an honor to partner with GSP and Kimmich Smith to transform this building from an eyesore into something that residents of Clearwater can be proud of.”
Designed by Kimmich Smith Architecture, 1100 Apex now incorporates 134 high-end apartment and townhome units. The units feature stainless steel appliances, quartz and granite countertops, wood plank flooring and private balconies.
Tenants also have access to an array of best-in-class amenities, including a clubhouse, fitness center, putting green, resort-style pool and outdoor lounge area with grills, a fire pit and private cabanas.
Additionally, McShane constructed a parking deck with 202 parking spaces and 4,300 square feet of ground-floor retail space.
McShane worked closely with Kimmich Smith in a design-assist capacity while coordinating with structural and civil design. The firm also utilized its design-build MEP/FP approach, working directly with subcontractors and in-house engineering teams. As a result, McShane was able to save the developer over $2.6 million in construction materials.
The successful completion of 1100 Apex marks the beginning of a transformation for the neighborhood and the development is expected to spur further economic development. Leasing activity at 1100 Apex has been healthy since units became available, and businesses secured both retail spaces before construction was complete.
